multiple Investment avenues with fbr investment fund

Discover diverse ways to invest in high-quality real estate, tailored to meet your unique investor requirements.

1. Investing as an individual

Investing as an individual with FBR Investment Fund is a straightforward and popular option for accredited investors. By holding the investment personally in your name, you can access the various opportunities we offer. When creating your FBR Investment Fund Investment account and getting verified as an accredited investor through Verify Investor, it’s important to use your full legal name. At the end of each tax year, you will receive a Schedule K-1 tax form in your legal name to assist with filing your income tax return.

2. Investing through a retirement account

Investing through a retirement account offers additional tax benefits for accredited investors. FBR Investment Fund accepts Solo 401(k), IRA LLC Single-Member, and IRA LLC Multi-Member accounts. Certain retirement account types have specific requirements, such as generating passive income for at least one year or requiring a custodian to manage the account. At FBR Investment Fund, we can only accept the retirement account types mentioned above. Each property can accept up to 25% of the total raise amount from retirement funds. Your full legal name should be used when creating your FBR Investment Fund account and completing the accredited investor application through Verify Investor. At the end of each tax year, you will receive a Schedule K-1 tax form for your retirement account’s name. FBR Investment Fund accepts most retirement companies. Please contact us, and we will ensure that the process with your investment company goes smoothly.

3. Investing as an entity

For accredited investors who prefer to invest through an entity, FBR Investment Fund allows you to do so. Whether you have an LLC, S-corporation, or C-corporation, your entity can act as the investor, providing an extra layer of protection. If you are the sole owner of the entity, you will be personally verified as an accredited investor. In the case of multiple equity owners, each owner must provide proof that they, individually or combined with their spouse, meet the accredited investor qualifications. At the end of each tax year, you will receive a Schedule K-1 tax form in your entity’s name for filing income tax returns.

4. Investing through a trust

Investing through a trust is another option available to accredited investors with FBR Investment Fund. Living revocable trusts, as well as irrevocable trusts, are accepted for real estate investing. Holding property in a trust offers benefits such as avoiding the probate process when transferring assets to beneficiaries and potential tax advantages. If you are the settlor of the trust, you need to be verified as an accredited investor personally. For trusts with multiple settlors, each settlor must demonstrate that they meet the accredited investor qualifications. At the end of each tax year, you will receive a Schedule K-1 tax form in your trust’s name for income tax filings.

5. Investing as a fund

FBR Investment Fund welcomes other funds to invest alongside our investors in our deal-by-deal investment projects. When investing as a fund, the fund entity itself becomes the investor with an ownership stake in the property. To invest as a fund, you need to use the fund name when creating your FBR Investment Fund account. All investors within the fund must be accredited investors to participate in our syndication deals. At the end of each fiscal year, you will receive a Schedule K-1 tax form in the fund’s name for income tax purposes.
