Here’s a step-by-step guide on how to invest with FBR Investment Fund as an International (non-US) citizen:

1. Create an Account

Simply visit the FBR Investment Fund website and click on “Register | Login” in the top menu bar. Fill in all the required fields with your full legal name. Please note that only the account holder can make investments using this account.

2. Schedule a Meeting with the FBR Investment Fund Team

As part of the investment process, all investors must be verified as accredited investors. We kindly request a meeting with you to discuss the accredited qualifications before proceeding. During this meeting, we will review the requirements and ensure that you meet the criteria. Additionally, we’ll be glad to address any questions you may have regarding the process or our investments in general. 3. Open a US Entity

To invest as a non-US citizen, it is necessary to establish a US entity and obtain a tax identification number (TIN). You will need the assistance of a US-licensed attorney or CPA to set up the entity. There are multiple options available to non-US citizens for investment, and the attorney or CPA will guide you in selecting the best approach based on your country of origin and specific investment objectives.

4. Get Verified as an Accredited Investor

Once your US entity is created, you can apply for accredited investor verification through our website using the secure third-party service, Verify Investor. This complimentary service is provided to all FBR Investment Fund investors, ensuring a streamlined and secure verification process.

5. Start Investing with FBR Investment Fund!

With your newly established US entity, you are now ready to invest in FBR Investment Fund’s real estate projects. The minimum investment for international investors is $100,000, which can be allocated to a single property or diversified across multiple properties to enhance your investment portfolio.

NOTE: If you reside outside the United States, it is your responsibility to fully comply with the laws of your relevant jurisdiction or territory in connection with any membership interest purchase. This includes obtaining necessary governmental consents or adhering to any other required legal or formal obligations. Unless expressly indicated otherwise by us, the offering of shares in any jurisdiction outside the United States has not been registered or qualified.

Determining if You Are an Accredited Investor

To qualify as an accredited investor, you must meet at least one of the following four requirements:

High Income Individual:

Individuals who have earned $200,000 or more (when converted to US Dollars) in gross income annually for the past two years and expect to continue doing so.

High Income Couple:

Individuals whose combined gross income with their spouse totals $300,000 or more (when converted to US Dollars) annually for the past two years.

High Net-Worth Individual:

Individuals with a net worth of $1 million or more (when converted to US Dollars), excluding the value of their primary residence.

-or-

High Net Worth Entity:

An entity with assets of at least $5 million (when converted to US Dollars), OR a business in which all equity owners are accredited investors.

Proof of Income or Assets

To proceed with investing through FBR Investment Fund, you must be verified as an accredited investor. We utilize a third-party service, Verify Investor, to verify your accredited investor status. Each entity owner must provide one of the following documents:

  • Proof of gross income of $200,000 (when converted to US Dollars) or more annually for the past two years, with a W-2, Schedule K-1, 1099, or equivalent document from your country.

-or-

  • Proof of gross income of $300,000 (when converted to US Dollars) or more annually for the past two years, combined with your spouse’s income, with a W-2, Schedule K-1, 1099, or equivalent document from your country.

-or-

  • Documentation of assets demonstrating a net worth of at least $1,000,000 (when converted to US Dollars), excluding your primary residence. This can include a bank statement, letter from a financial institution, property deed, vehicle title with a professional valuation, or similar documents. Additionally, for the net worth assessment, you need to submit a current copy of your credit report (no older than 90 days) or an equivalent document from your country.

-or-

  • A third-party professional letter from a licensed attorney, CPA, registered broker/dealer, or SEC-registered investment advisor certifying that you (or your entity) meet the accredited investor qualifications. For the $1 million net worth assessment, a current credit report (no older than 90 days) or equivalent document from your country is also required.

-or-

  • Proof of entity assets exceeding $5,000,000 (when converted to US Dollars) with a formal valuation from a valuation professional or accountant.

NOTE: If possible, your income should be supported by official tax records equivalent to US tax returns, such as W-2, K-1, 1099, or other government documents from your country. If such official documentation is not available, you may provide evidence through earnings statements, pay stubs, a letter from your employer certifying your income, or bank statements reflecting your income. Additionally, if the evidence is not in English, please provide a translation of the relevant portions of the evidence to Verify Investor. This translation can be informal and written on the margins of the document.
